Landmark office building “The Refinery at Domino'' opens on Williamsburg's waterfront


The iconic Domino Sugar Factory has reopened as a 15-story, 460,000 square foot Class A office space on the Brooklyn waterfront. Developed by Two Trees Management, the Refinery at Domino is his second commercial building on his 11-acre Domino Sugar Factory site in Williamsburg, after neighboring Ten Grand Street, which is fully leased.

“More than a decade in the making, Domino's refinery opens at a time when we are witnessing a significant shift of human capital to Brooklyn,” said Two Trees Management CEO ) said Jed Walentas. “Our vision for the Domino site has always been to foster a vibrant, mixed-use community on the Williamsburg waterfront. Domino's Refinery is central to this vision and will accommodate Brooklyn's dynamic workforce. We offer best-in-class commercial space.”

Practice for Architecture and Urbanism was responsible for designing the adaptive reuse of The Refinery, essentially constructing a brand new glass building on top of the existing brick facade. To achieve the ideal standardized floor height, there is a 12-foot gap between the new and old buildings, and 17 30-foot-tall American sweetgum and native pine oak trees and greenery. It houses a large green ecosystem consisting of rich plantings. . Vertical gardens line the entire perimeter of the building and were designed by landscape architecture firm Field Operations. The interior designer is Bonetti/Kozerski and the executive architect is dencityworks.

“The Refinery’s transformation involved three major design changes: inserting a contemporary building into the sleeve of a historic building similar to the machinery it once housed; “We created a glass barrel vault format that pays homage to the American Round Arch style, and opens the ground floor to the park and surrounding Williamsburg neighborhood,” said Vishaan Chakrabarti, Founder and Creative Director of PAU. said. “This approach has created an iconic 21st century landmark that offers users natural light, lush greenery, waterfront views, and a contemporary dialogue with history that is lacking in most new commercial projects. The Refinery was conceived before the pandemic, but it represents a future of work uniquely rooted in a place and community that will be invaluable in the future.”

Old architectural features of the Havemeyer building remain, including windows of various styles and sizes, sugar-making machinery, and a chimney over 214 feet tall. The iconic “Domino Sugar” neon sign has been replaced with an energy-efficient LED replica.

Features of the all-electric development include floor-to-ceiling windows, up to 33,000 square feet of floorboards, a 27,000 square foot glass-domed penthouse with 360-degree views, shared workspaces, and a private club and event space . . Tenants also have access to a three-level atrium lobby with full-service concierge and security, and a dedicated bike lobby with separate entrance, ramp, and secure bike parking.

Domino's refinery is powered by an efficient all-electric mechanical system, making it one of the few large buildings in the city with a virtually zero carbon footprint. The building also has a dedicated water reuse system, with all wastewater generated by The Refinery being treated and reused on-site.

The building also has 60,000 square feet of retail space, including a health club with an indoor pool and full-service gym. Next door to The Refinery is Domino Square, an outdoor events and programming venue that completes Domino Park. Part of the Penthouse was developed by venue development company Skylight as Brooklyn's newest event space, which hosted the Hermes menswear runway show during New York Fashion Week earlier this month.
